Challenge

The looming vacancy of the former ophthalmology and urology clinic in Bremen created a double challenge: preserving valuable historic building fabric in a central location and strengthening the district socially and economically. The task was to develop an architecturally ambitious yet economically viable adaptive-reuse concept that would deliver tangible value for the community.

Horizontal Experience Layers

The spatial organization follows a clear horizontal zoning strategy. The building is divided into three atmospheric layers: a vibrant public heart in the lower level, a focused conference area on the ground floor, and private retreat spaces on the upper floors.

Vibrant Public Core

In the lower level, the public life of Weserkoje comes alive. Lobby, restaurant, and bar merge into a flowing space that welcomes hotel guests and local visitors alike, intentionally blurring boundaries between backpackers, business travelers, and Bremen residents.

Focus & Collaboration

The ground floor serves as a professional conference and seminar zone. Flexible, high-spec rooms support focused work, while the central lobby functions as a representative foyer.

Private Retreat

The upper floors are dedicated to living and relaxation. Comfortable double rooms offer calm for business travelers, while practical shared rooms reflect the communicative spirit of backpackers.

The central design theme "Flow" is inspired by the course of the Weser River. The final renderings show how the lobby is staged as a fluid spatial sequence: a curved reception desk, a sculpted wave structure on the rear wall, and a layered lighting concept create an inviting atmosphere.

Results & Insights

The "Weserkoje" is more than a hostel - it is a vibrant, thoughtfully designed interior ecosystem that combines respect for historic substance with a future-oriented vision for shared living and working.

A New Social Hub

An open, flowing space that brings backpackers, business travelers, and Bremen locals together and revitalizes the neighborhood socially.

The historic building fabric was preserved and carefully connected with modern elements - a successful dialogue between past and present.
